DESCRIPTION: Plan of Reformation Interior of "El Terreno". It is a land stripe that lapses parallel to the coast between the sea and the forest of Bellver, located in the western part of the coast of the city of Palma. Limit to the North with the current Lluís Fábregas street and the slope of S'Aigo Dolça; for the South with the torrent of the Mal Pas and Ca'n Barberá, to the East, the sea and to the West the forest of Bellver.

  The geography of the El Terreno is abrupt and with pending front to the sea, mainly in the next area to the forest of Bellver, then there is a plane area among the Street Robert Graves and the old coast line that was very abrupt because only had three points in which it was possible to go down to the sea.

Form of Occupation . The old roads of the Bonanova and of Porto Pí crossed the previously described territory, and they were the embryo structurally of the urbanization of the neighborhood. The on the way to Porto Pí, current Avda. Joan Miró, lapsed for the next plane area to the coast line and he gave access to the bordering parcels with the sea and that they were occupied by the following elements, orderly of North to South: Bathrooms of S'Aigo Dolça, Son Sabater, Lazaretto, Sa Pedrera, Can Vilella and Nazaret, that's means, were big residential houses of the notables of the time, good of facilities to the service of the city like they could be the Lazaretto, or extractive as the Pedrera. The old one on the way to the Bonanova, current Robert Graves, it marks the limit between both among the plane area roads and the most abrupt area in the hillsides of the forest of Bellver. The first constructions dedicated to housing are located roads precisely between both, occupying the territory by means of the construction of small housings in array, aligned with this roads. The area among the Street Robert Garves and the forest is in charge of following a more heterogeneous model of isolated housings, surrounded of small gardens that configured a landscape in which architectural elements of interest coexisted with constructions of scarce architectural quality in function of the economic capacity of a proprietor, supported in a system of small dimensions that adapts from an intelligent way to the uneven topography.

The Morphological Units We are in a territory whose urbanization has configured it in three big areas or morphological units, perfectly “recognizable” at the present time.

To) next Area to the forest: it is characterized by an uneven topography, a scarcely dimension system and an occupation form following a model of small housings isolated unifamiliars with garden.
B) Area among the Streets Robert Graves and Joan Miró: it is characterized by a softer topography, a dimension system with more functional capacities that the previous one and a form of occupation of more density that the previous one, where the buildings plurifamiliars of small density.
C) Area among the Street Joan Miró and the sea: it is characterized by the radical transformation that followed the area soon after the construction of the Paseo Marítimo at the end of the years 50, passing of being occupied by those mansions and port facilities, to big residential and hotel buildings of the present time, having disappeared after the buildings the original front of the coast.

The Characteristic Elements They highlight of each one of the previously defined morphological units, some characteristic elements that would form the urban structure of the neighborhood in their group. In the high area we would highlight as characteristic element the own morphology in their group. Sprinkled of good examples of the architecture of “Villages”, but also of elements outside of scale that they break the image of the area, fruit of previous normative and therefore with consolidated rights whose elimination would not be in any immediate case. To stand out the scarce quality of the urban landscape of most of the streets possibly to the structure of the same ones and the excessive height of the adjoined walls, except for honorable exceptions like the Street Polvorín and the Streets - stairway, in general. In the intermediate area it would be necessary to stand out the paper of the social life of neighborhood of the Street Robert Graves, because in her they are located most of the general services of the neighborhood, that is: Church, public school, small trade, etc....

The Street Joan Miró also completes a this function but maybe to a wider scale of relationship with the rest of the city. The constructions, in general, present a different conservation state, what has supposed the displacement toward the neighborhood of population's marginal sectors and the proliferation of local of night life of doubtful quality, compared with the “night splendor” of the past that embodied the Square Gomila.

Be possibly the area with more urban dynamics, in how much to rehabilitation of buildings, openings of business, etc. The realization of execution units foreseen in the PGOU has allowed the opening of a new square and it offers new expectations for the neighborhood that they could be materialized in the development of other new ones that they could intend. To highlight the presence of the lot occupied by the foundation Nazareth that would be the last great lot of the primitive coastal area that is still intact and what is more important belongs to the neighborhood, and only in the the houses of the property were located that gave name to the neighborhood. The area of the Paseo Marítimo has very little that to do with the urban reality of the rest of the neighborhood, since its installation and development has been low different rules that were facilitated with the realization of the own walk. In fact many of their buildings only have access from the Paseo Marítimo, lacking all relationship therefore with the most traditional part in the neighborhood. Therefore the potentiality of urban structuring of a road as the Paseo Marítimo, for the group of the neighborhood, is very reduced when they are analyzed, due to the abrupt of the coast, primitive, the interconnection conditions that none of the plannings, except for the Plan Alomar, approached in a resolved way.
